Roof Replacement in Westchester, NY

A complete tear-off, corrected ventilation, ice-and-water protection at every eave, and a written price that doesn't move once the trucks arrive.

When a new roof is the right answer

Replacement done once, properly

A roof replacement is one of the largest investments a Westchester homeowner makes, and it is the one job where doing it cheaply costs twice. A new roof over a wet deck, with the old underlayment left in place and ventilation unchanged, will fail early — and you'll pay again in ten years instead of thirty.

We replace roofs as a complete system: full tear-off to the deck, decking repaired or replaced where it's soft, synthetic underlayment, ice-and-water shield at the eaves, valleys and penetrations, new metal flashing and drip edge, and ventilation corrected to match the roof's geometry. The shingle is the visible layer, not the whole job.

Every replacement is quoted from measurements taken on site, line by line — squares, layers, decking, flashing, ventilation, disposal. You'll know exactly what's included, how long it will take, and what the finished roof is warranted for before anyone climbs a ladder.

  • Full tear-off — no layovers
  • Decking inspected and replaced as needed
  • Ice-and-water shield at eaves and valleys
  • Ridge and intake ventilation corrected
  • New flashing, drip edge and pipe boots
  • Manufacturer and workmanship warranties

"A roof is a system. The shingle is just the part you can see."

Our standard on every job

What we handle

What's included in a replacement

Six things every roof we install has in common, whatever the material or the budget.

01

Tear-off & disposal

All existing layers removed to the deck, loaded and hauled — never re-covered, so we can see the deck and you keep the full warranty.

02

Deck repair

Soft, delaminated or rotted sheathing replaced and re-nailed to code. Saturated decking is the reason cheap roofs leak in year two.

03

Underlayment

Synthetic underlayment across the field with self-adhered ice-and-water shield at eaves, valleys, chimneys and skylights.

04

Ventilation

Intake at the soffit and exhaust at the ridge balanced for the roof's geometry — the real fix for ice dams and attic heat.

05

Metal details

New step and counter-flashing, drip edge, valley metal and pipe boots, fabricated and installed rather than reused.

06

Clean, protected site

Landscaping covered, material staged on tarps, magnet sweep at the end of every day, and a final walkthrough with you.

When to call

Signs it's time to stop repairing

Repairs are almost always the better buy — until the failure isn't localized anymore. These are the signs that it isn't.

Book an inspection
  • Shingles are brittle, curling or losing granules across the whole roof
  • Leaks are appearing in unrelated spots after each storm
  • The roof is 20+ years old with no known re-roof
  • Attic sheathing is dark, damp or delaminating across large areas
  • Sagging along the roofline or soft spots underfoot
  • Two or more layers of shingles already installed
  • Repeated ice dams regardless of how often the gutters are cleared

What a replacement includes, and what it costs

Our estimates break a replacement into its real components: tear-off and disposal per layer, decking repair priced per sheet if it's needed, underlayment and ice-and-water shield, ventilation, flashing, material and labour by square, and permit fees where your municipality requires them.

That structure exists so you can compare bids honestly. A quote that's dramatically lower usually omits decking, ventilation or flashing — the three line items most likely to be added as change orders after the tear-off starts. Ask any contractor for a line-item scope before you sign.

Choosing a roof for this climate

For most Westchester homes, a laminated architectural shingle in the 110–130 mph wind rating range with a manufacturer's system warranty is the right balance of cost and durability — roughly 25 to 30 years of service when it's installed over proper ventilation and ice-and-water protection.

If you have slate or cedar, replacement is a different conversation. Many of those roofs can be restored for less than a new synthetic slate assembly, and restoration keeps the character that makes the house worth what it is. We'll price both and show you the trade-offs rather than steering you to the bigger sale.

How long it takes, and winter work

A typical single-family roof in Westchester takes one to three days on site, weather permitting. Steeper roofs, multiple dormers, slate and complex geometry take longer. We tell you the expected duration in the estimate, and we keep the roof closed watertight at the end of every working day.

We install through the winter when conditions allow. Shingles seal properly in cold weather with the right handling, and an ice-free forecast week in January is often easier to schedule than a July backlog — which matters if you're managing an active leak.

"Two other roofers told us we needed a full replacement. Westchester Roof Repair found the actual leak at the chimney flashing, fixed it in an afternoon, and we've had a dry ceiling all winter."

Dana R.

Scarsdale, NY · Chimney flashing repair

"They replaced a section of our slate roof with salvaged stone that matches the 1920s original. You cannot tell where the repair starts. The crew swept the driveway twice before leaving."

Michael P.

Bronxville, NY · Slate repair

"A nor'easter took shingles off at 11pm. They were out with tarps before morning and had the insurance photos ready before the adjuster called."

Common questions

Straight answers

What homeowners ask us before booking this work.

All roofing FAQs
Do I actually need a new roof, or will a repair do?

In our experience, most failing roofs in Westchester are failing at one detail: flashing at a chimney, a valley, a skylight or a wall intersection. If the field of shingles or slate is sound, a repair is the better investment. If the deck is saturated or the underlayment has failed across the roof, we'll show you why a replacement is the only durable answer.

Do you pull permits?

Where the work requires one, yes — most Westchester municipalities require a permit for re-roofing and structural repair. We handle the filing and inspections as part of the job.

Is there a warranty on your repairs?

Every repair carries a written workmanship warranty, and full replacements include manufacturer material warranties that we register for you. The terms are on the estimate before you sign anything.

What causes ice dams on Westchester roofs?

Ice dams are a ventilation and insulation problem that shows up on the roof. Warm attic air melts snow, it refreezes at the cold eave, and water backs up under the shingles. Clearing the ice is temporary; correcting intake and exhaust ventilation and air sealing the ceiling plane is the fix, and we build that into repair and replacement work.
