Roof Repair in Westchester, NY

Leaks traced to their actual source, flashing rebuilt instead of smeared with caulk, and shingles matched to the roof you already have. Repairs designed for ice dams, nor'easters and freeze-thaw cycles.

Stop the leak, keep the roof

Most leaking roofs don't need replacing

When water appears on a ceiling, the instinct is to assume the worst: the roof is finished, and a five-figure replacement is coming. In our experience across Westchester County, that's usually not what's happening. Most leaks we're called to trace back to a single failed detail — a chimney's step flashing, an open valley, a skylight curb, a vent boot, or the joint where an addition meets the original house.

Those failures are repairable, often in a single visit, and a properly rebuilt detail will outlast the shingles around it. What makes them hard is diagnosis. Water travels. It enters at the chimney in Scarsdale, runs along a rafter, soaks insulation and shows up six feet away in a hallway ceiling. Anyone who diagnoses from the driveway is guessing.

We get on the roof, inspect from the attic side where it matters, photograph the failure and explain the water path before we quote anything. If a repair will give you another decade of service, that's what we'll recommend. If the deck is saturated or the underlayment has failed across the whole field, we'll show you the evidence and price the alternative — but you'll be deciding with photographs, not pressure.

  • Chimney, wall and skylight flashing
  • Open and closed valley repair
  • Wind-lifted and creased shingles
  • Broken slate and cedar shake replacement
  • Ice dam damage at the eaves
  • Flat and low-slope seam repair

"A repair should outlive the shingles around it. If it can't, it's a patch."

Our standard on every job

What we handle

What our roof repairs cover

Every repair starts with the same question: what actually failed, and what will keep it from failing again in the same place?

01

Leak diagnosis

Roof-surface and attic-side inspection with photographs, tracing the water path to its entry point instead of guessing at the nearest stain.

02

Shingle repair

Wind-lifted, creased and missing shingles replaced and color-matched, with the surrounding field re-sealed so the repair doesn't become the next leak.

03

Chimney & step flashing

The most common leak in Westchester. We rebuild step and counter-flashing, add a cricket on wide chimneys, and seal the masonry chase correctly.

04

Valley repair

Rusted open valleys and failed woven valleys rebuilt in metal or membrane, with the surrounding courses reset so water sheds instead of wicking.

05

Skylight & vent repair

Curb flashing rebuilt and failed units replaced with proper ice-and-water protection beneath, not a bead of sealant around the frame.

06

Flat roof seams

EPDM, TPO and modified bitumen seams cleaned, welded or re-laid, plus the drainage correction that usually caused the ponding in the first place.

When to call

Signs you have a roof problem now

Catching any of these early usually means a repair instead of a replacement. Waiting through a winter usually means the opposite.

Book an inspection
  • A brown ring or growing stain on a ceiling or wall
  • Granules collecting in gutters or at the bottom of downspouts
  • Curled, cracked, creased or missing shingles visible from the street
  • Damp, musty smell in the attic after rain or snowmelt
  • Daylight or wet framing visible from inside the attic
  • Ice at the eaves, and icicles pulling gutters away from the fascia
  • Rust or water staining around a chimney, skylight or vent

What roof repair costs in Westchester

Targeted repairs generally run from a few hundred dollars for a vent boot or a handful of shingles up to a few thousand for chimney flashing rebuilds, valley work and flat roof sections that require opening the roof assembly. The price is driven by access, how much material has to come off to reach the failure, and whether the decking beneath is sound.

We quote a fixed price in writing, line by line, before work begins. If we open the roof and find a condition nobody could have seen from above — rotten decking around a chimney, for example — we stop, photograph it, and give you the revised number before continuing. No surprise line items after the fact.

Repair or replace? How we decide

Four things point toward replacement rather than repair: the underlayment has failed across the whole roof, the decking is saturated over large areas, the failure is spread across multiple unrelated locations, or the roof is at the end of its service life and you'd be paying twice within a few years.

Everything else points to repair. A single valley failure on a fifteen-year-old architectural shingle roof is not a replacement. Neither is a chimney flashing leak on a 1920s slate roof that is otherwise sound. We've talked plenty of homeowners out of work they were ready to buy.

Why so many repairs fail the second time

Most repeat leaks come from repairs that treated the symptom: sealant over a flashing seam, a patch over a valley, a new shingle over a saturated underlayment. Sealant is not flashing. It shrinks, cracks and lets go within a couple of freeze-thaw cycles.

A durable repair replaces the failed assembly — metal where metal belongs, membrane where membrane belongs, ice-and-water shield under the work — and then tests it. Our crews water-test the repair before we call the job finished, and we hand over a written workmanship warranty on the repair itself.

"Two other roofers told us we needed a full replacement. Westchester Roof Repair found the actual leak at the chimney flashing, fixed it in an afternoon, and we've had a dry ceiling all winter."

Dana R.

Scarsdale, NY · Chimney flashing repair

"They replaced a section of our slate roof with salvaged stone that matches the 1920s original. You cannot tell where the repair starts. The crew swept the driveway twice before leaving."

Michael P.

Bronxville, NY · Slate repair

"A nor'easter took shingles off at 11pm. They were out with tarps before morning and had the insurance photos ready before the adjuster called."

All roofing FAQs
Do I actually need a new roof, or will a repair do?

In our experience, most failing roofs in Westchester are failing at one detail: flashing at a chimney, a valley, a skylight or a wall intersection. If the field of shingles or slate is sound, a repair is the better investment. If the deck is saturated or the underlayment has failed across the roof, we'll show you why a replacement is the only durable answer.

How much does roof repair cost in Westchester County?

Most targeted repairs fall between a few hundred dollars for a flashing or shingle repair and a few thousand for valley, chimney or flat-roof work that requires opening the roof. Full replacements are priced by square and system. We give a written, fixed price before any work starts, and the inspection itself is free.

Can you repair slate and cedar without replacing the whole roof?

Usually, yes. Slate and cedar are designed to be maintained. We replace broken slates or shakes, re-flash the penetrations, and match material from salvage or mill runs. Keeping a 100-year slate roof alive is almost always cheaper and better than replacing it.

Is there a warranty on your repairs?

Every repair carries a written workmanship warranty, and full replacements include manufacturer material warranties that we register for you. The terms are on the estimate before you sign anything.
