How much does roof repair cost in Westchester County?

Most targeted repairs fall between a few hundred dollars for a flashing or shingle repair and a few thousand for valley, chimney or flat-roof work that requires opening the roof. Full replacements are priced by square and system. We give a written, fixed price before any work starts, and the inspection itself is free.

Do I actually need a new roof, or will a repair do?

In our experience, most failing roofs in Westchester are failing at one detail: flashing at a chimney, a valley, a skylight or a wall intersection. If the field of shingles or slate is sound, a repair is the better investment. If the deck is saturated or the underlayment has failed across the roof, we'll show you why a replacement is the only durable answer.

How fast can you get out after a storm?

Storm calls get priority. We aim to be on site within 24 hours for active leaks and same-day for open roofs, and we can install emergency tarps to keep water out while the insurance process moves forward.

Will you work with my insurance company?

Yes. We document wind and hail damage with dated photographs, measurements and a written scope formatted for adjusters, and we'll meet your adjuster on site. We don't inflate claims or act as public adjusters — we simply give you a defensible record of what happened.

What causes ice dams on Westchester roofs?

Ice dams are a ventilation and insulation problem that shows up on the roof. Warm attic air melts snow, it refreezes at the cold eave, and water backs up under the shingles. Clearing the ice is temporary; correcting intake and exhaust ventilation and air sealing the ceiling plane is the fix, and we build that into repair and replacement work.

Can you repair slate and cedar without replacing the whole roof?

Usually, yes. Slate and cedar are designed to be maintained. We replace broken slates or shakes, re-flash the penetrations, and match material from salvage or mill runs. Keeping a 100-year slate roof alive is almost always cheaper and better than replacing it.

Do you pull permits?

Where the work requires one, yes — most Westchester municipalities require a permit for re-roofing and structural repair. We handle the filing and inspections as part of the job.

Is there a warranty on your repairs?

Every repair carries a written workmanship warranty, and full replacements include manufacturer material warranties that we register for you. The terms are on the estimate before you sign anything.

How soon can someone come out?

Free inspections are typically scheduled within one to two business days in southern and central Westchester, and two to three in the northern towns. Active leaks and storm damage move to the front of the list and are usually seen the same day or the next morning.

Do I need to be home for the inspection?

It helps for the first visit, since we like to walk the attic and talk through what we find, but it isn't required. We can inspect the roof and exterior, photograph everything, and send the estimate with the images.

Can you repair a roof in winter?

Yes. Flashing, slate, cedar and flat roof repairs are routine in cold weather. Shingle replacements are also done in winter when the forecast allows — we handle the material correctly for cold-weather sealing. Roofs are kept watertight at the end of every working day.

Do you handle gutters, skylights and flashing?

We handle the roof-side work: drip edge, gutter aprons, leaders at the roof line, step and counter-flashing, skylight curbs and vent boots. Full gutter replacement and interior skylight work are coordinated with trusted trades when the job calls for it.

How do payments work?

A deposit to schedule material, progress on larger jobs, and the balance on completion after the final walkthrough. We don't ask for the full amount up front, and we don't take payment before you've seen the finished work.

What if it leaks after the repair?

Call us. Every repair carries a written workmanship warranty, and if water is getting in at the area we repaired, we come back and make it right at no charge. That's a big part of why we stay a county-sized company.
